PINE TERRACE HOMEOWNERS’ ASSOCIATION

SPECIAL MEETING

A special meeting was held at the home of board member, Frank Dowis to discuss the issue of a potential Pine Terrace townhome buyer with a large dog. 

 

PRESENT:

Tom Berg, Frank Dowis, Glenene Harris, Lyndy Holzwarth, and Barbara Smith.

 

INVITED GUEST:  Ed Veranth.

 The board members read a memo from the potential buyer, Don Monn, with information about the dog.  She is Schnoodle ( ¾ Standard Poodle and ¼ Giant Schnauzer).  Her name is Samantha and she weighs 65-70 lbs.  She is an inside dog 85-90% of the time and walked on a leash on a regular basis.  The memo stated they always retrieve any droppings and have never had complaints in their neighborhood, Skyway Heights ,

where they have very a very strict dog barking covenant.

 Mr. Monn brought the dog to the house so everyone could see her, and get an idea of her disposition.  She was very well behaved, calm and well mannered.  She is a big dog, but does not appear to weigh 65 lbs., more likely close to 50 lbs.

       After Mr. Monn and the dog left, we had a detailed discussion.  Ed Veranth stated he’s served of several condominium boards and discussed setting a precedent, and that most decisions are made on a case by case basis.  Discussion was held that there are dogs at Pine Terrace now that weigh over 40 pounds.  Frank’s tenant has Labrador Retriever, and there have been no complaints.  Barbara Smith said when she moved to Pine Terrace in 2002, she received temporary approval for her dog, also a Labrador Retriever.

 Tom Berg stated that we can make exceptions to a rule without setting a precedent as long as the rule is in compliance with items specified. 

 Tom and Cathy Berg personally know Mr. and Mrs. Monn, and said they are very responsible, accountable and trustworthy people.  Ed Veranth believes they would be a valuable asset for our community.

 Barbara Smith moved to allow the Monns’ to purchase the property and move to Pine Terrace provided that the Monns’ agree to comply with the conditions contained in their letter which is attached to the minutes.  It is further provided that this dog admission decision shall not be used as precedent in any future dog admission decision, as the Board hereby declares that such decisions will always be made on a case by case basis.  The motion was seconded by Tom Berg with a unanimous yes vote.  

The meeting was adjourned by Frank Dowis.
